What is a chart of accounts for a UAE business?

A chart of accounts (COA) is the complete list of financial accounts used to record transactions in a company's general ledger, organised by category: assets, liabilities, equity, revenue, cost of sales, and expenses. For UAE businesses, the COA must be structured to produce IFRS-compliant financial statements, support UAE Corporate Tax computation (including the segregation of non-deductible expenses and exempt income), and capture VAT at the correct rate on each transaction. A well-designed COA uses a standardised numbering system — typically four to six digits — where the first digit identifies the account category and subsequent digits provide granularity. Free zone companies claiming the 0% Qualifying Free Zone Person (QFZP) rate need additional revenue sub-accounts to separately track qualifying and non-qualifying income throughout the year, not just at year-end. TruAccountants sets up the COA for every new client during onboarding, tailored to the business type, industry, and entity structure.

Additional accounts for free zone companies (QFZP)

Free zone companies claiming the 0% qualifying rate must add sub-accounts to segregate qualifying and non-qualifying income from day one:

CodeAccount NamePurpose
4011Revenue — Qualifying IncomeIncome from qualifying activities with qualifying persons
4012Revenue — Non-Qualifying IncomeIncome from non-qualifying activities or non-qualifying persons
4013Revenue — Excluded IncomeIncome excluded from the de minimis calculation
5011COGS — Qualifying ActivitiesDirect costs attributable to qualifying income
5012COGS — Non-Qualifying ActivitiesDirect costs attributable to non-qualifying income
6901Expenses — Qualifying Activities (Allocated)Overhead allocated to qualifying income
6902Expenses — Non-Qualifying Activities (Allocated)Overhead allocated to non-qualifying income
Set up the split at the start, not at year-end. The de minimis test (non-qualifying revenue must not exceed AED 5 million or 5% of total revenue) must be monitored throughout the year. If you dump everything into a single revenue account and try to split it at year-end, the auditor will question the reliability of the segregation, and the FTA may challenge your QFZP claim.

UAE-specific accounts most businesses miss

Platform setup matters. The COA structure must be configured correctly in your accounting platform (Xero, Zoho Books, QuickBooks) from day one. Migrating or restructuring a COA mid-year is painful — it requires remapping every transaction to the new accounts and rerunning all reports. Get it right at setup.
